Deck Maintenance Guide for Cape Cod Homeowners

A well-maintained deck is one of the best features a Cape Cod home can have. Whether you're watching the sunset over the marsh or hosting a summer cookout, your deck is where memories get made.

But Cape Cod's environment is uniquely tough on outdoor wood. Salt air accelerates corrosion and wood degradation. UV rays bleach and dry out wood fibers. And the freeze-thaw cycle of New England winters causes wood to expand and contract, loosening fasteners and cracking boards.

Here's how to keep your deck looking great and structurally sound for years to come.

Every spring, before deck season kicks off, do a thorough inspection:

Check the structure:

• Push on the ledger board (where the deck attaches to the house) — it should feel solid
• Look for soft spots or springiness in the decking boards, which indicates rot
• Check posts and beams for signs of decay at ground contact points
• Inspect all fasteners — nails and screws should be flush, not popped up or rusted through

Check the surface:

• Look for cracked, warped, or splintering boards
• Check for mold, mildew, or algae growth (common in shaded areas)
• Inspect railings — they should not wobble

If you find structural issues, call a professional before using the deck. A deck failure can cause serious injury.

Before applying any sealer or stain, the deck must be clean. Here's the process:

Remove all furniture, planters, and grills. Sweep off debris.

Use a commercial deck cleaner or a mixture of oxygen bleach and water (not chlorine bleach, which can damage wood fibers). Apply with a pump sprayer and let it sit for 15–20 minutes.

Scrub with a stiff brush, working with the grain of the wood. Rinse thoroughly with a garden hose or pressure washer on a low setting (too much pressure can damage wood).

Allow the deck to dry completely — at least 48 hours in good weather — before applying any finish.

This is the most important step for protecting your deck from Cape Cod's elements.

When to seal:

• New decks: Wait 6–12 months for the wood to weather before sealing
• Existing decks: Reseal every 1–3 years depending on wear and product used

Choosing a product:

• Clear sealers protect against moisture but don't block UV rays — wood will still gray over time
• Semi-transparent stains add color while showing wood grain and provide UV protection
• Solid stains offer the most protection and completely change the color of the wood

For Cape Cod's coastal environment, we recommend a product with UV inhibitors and mildewcide. Apply in mild weather — not in direct sun or when rain is expected within 24 hours.

If your property is within a mile of the ocean, salt air is your deck's biggest enemy. Salt accelerates the corrosion of metal fasteners and degrades wood finishes faster than inland properties.

Tips for coastal decks:

• Use stainless steel or hot-dipped galvanized fasteners — standard steel will rust quickly
• Rinse your deck with fresh water after storms or particularly salty days
• Seal more frequently — every year rather than every 2–3 years
• Consider composite decking for a replacement — it's far more resistant to salt and moisture

Sometimes maintenance isn't enough. Here's how to decide:

Repair if:

• Only a few boards are damaged
• The structure (posts, beams, ledger) is sound
• The deck is less than 15 years old

Replace if:

• More than 30% of the boards are damaged or rotted
• The structure is compromised
• The deck is 20+ years old and showing widespread wear
